Owning and operating a bed and breakfast can be really rewarding. You get to meet guests from all over, talk with them about their life and experiences, and watch them enjoy your accommodations. But what if you don't have enough guests coming to your bed and breakfast? Here are some ways you can attract more business.

Advertise things to do in the area.

In any ads or descriptions you write about your bed and breakfast, make sure you don't just focus on the home itself. While it is important to list details about the home, it is just as important to include details about the surrounding area. Most people travel to see certain sites in an area, and their accommodations are just a necessary part of that experience. Mention nearby parks and natural areas, any museums, any historic neighborhoods worth visiting, and so forth. You can even include the distances to these sites. For example, you could say "Smith Park is 2.3 miles away."

Be clear about the breakfast you provide.

Years ago, almost all bed and breakfasts served full, cooked breakfasts each morning. However, there is now more variety in the food offered. Some B&Bs still serve a hot, cooked breakfast, but others provide self-serve cereal, juice, and fruit — or something of that sort. There are guests that prefer each option. Guests are less likely to book your bed and breakfast if they aren't sure what will be served. So, regardless of what sort of breakfast you provide, be sure to describe it in your listings.

Offer flexible check-in times.

When people are traveling, there are a lot of components to organize, including flights or train rides. Visitors do not always have much control over when they arrive at their destination. So, if you are able to offer flexible check-in times, you'll make things easier for guests and are likely to attract more guests who are arriving at odd times.

Have extras on hand for guests.

Stock your bed & breakfast with extras of things your guests might forget to pack, such as umbrellas, toiletry items, and snacks. Include this in your listing so guests know what to expect. You may also want to put a note in each room with a list of items that are available upon request.
